1. About This Website
The Site provides general information about Parkwood Homes, including our communities, home models, showhomes, quick possession homes, available products, services, promotions, resources and other information relating to the homebuying and homebuilding process.
Information on the Site is intended to assist prospective purchasers, homeowners and other visitors in learning about Parkwood and our offerings.
Unless expressly stated otherwise, information on the Site does not constitute a binding offer, agreement, representation or commitment to sell, build, reserve or deliver a particular home, lot, unit, product or service.
2. Home Purchases and Agreements
Submitting a contact form, requesting information, using a calculator, requesting an appointment, expressing interest in a home or lot, or otherwise communicating with Parkwood through the Site does not, by itself:
- reserve or hold a home, lot or unit;
- establish priority to purchase;
- create a purchase agreement;
- constitute acceptance of an offer;
- guarantee pricing or availability; or
- create a contractual obligation for Parkwood to construct or sell a home.
A binding home purchase or construction agreement arises only through Parkwood’s applicable sales process and the execution of the required agreement by the parties, whether executed physically or electronically where permitted.
If information on the Site differs from the terms of an executed purchase agreement or other binding agreement with Parkwood, the applicable executed agreement will govern, subject always to rights and protections that cannot lawfully be waived.
3. Pricing
Prices displayed on the Site are in Canadian dollars unless otherwise indicated.
Unless expressly indicated otherwise on the applicable page, listing or promotion, pricing displayed on the Site is GST-inclusive.
Prices may vary depending on the particular home, community, lot, model, elevation, construction stage, selections, options, upgrades or other applicable circumstances.
A “starting from” price represents the applicable starting configuration identified by Parkwood and does not mean that every available home, lot or configuration can be purchased for that price.
Optional upgrades, buyer-selected changes, lot premiums or other optional items may increase the final purchase price.
Current pricing should be confirmed with an authorized Parkwood sales representative before making a purchase decision.
Nothing in these Terms permits Parkwood to charge an amount contrary to an advertised price or other requirement of applicable consumer or competition law.
4. Availability
Homes, lots, units, quick possessions, models, selections, options and other products displayed on the Site are subject to availability.
Availability can change quickly as homes or lots are sold, held, released, withdrawn or otherwise become unavailable. Website information may not reflect a change immediately after it occurs.
Visitors should confirm current availability with Parkwood before relying on an online listing.
The display of a property, home, lot or unit on the Site does not constitute a guarantee that it remains available for purchase.
5. Renderings, Photography and Illustrations
Images, renderings, floor plans, elevations, photographs, virtual tours, videos and other visual materials are provided to help illustrate Parkwood homes and communities.
Renderings and illustrations may contain artist interpretations or features that differ from the completed home.
Photography may depict:
- showhomes;
- optional upgrades;
- designer selections;
- furnishings or décor;
- landscaping;
- appliances;
- window coverings;
- architectural details; or
- other features that are not included in the standard specifications or purchase price of another home.
Actual homes may vary based on model, lot conditions, community requirements, buyer selections, construction requirements, product availability and other factors.
Parkwood will not intentionally use imagery in a manner that materially misrepresents the home or product being offered.
6. Floor Plans, Dimensions and Square Footage
Floor plans, dimensions and square footage displayed on the Site are provided for general informational purposes.
Dimensions and square footage may be approximate and may change as a result of engineering, architectural, structural, construction or design requirements.
Where applicable, residential measurements published by Parkwood are prepared using the Residential Measurement Standard or another applicable measurement method identified with the information.
Variations may occur between drawings, plans and completed construction.
The plans and specifications forming part of an executed purchase agreement or construction agreement will govern the home being purchased, subject to the terms of that agreement and applicable law.
7. Community Information, Maps and Site Plans
Community maps, site plans, neighbourhood information and descriptions of surrounding amenities are intended to provide general context.
Maps and site plans may not be to scale and may depict planned or proposed:
- roads;
- schools;
- parks;
- trails;
- commercial areas;
- transit;
- recreation facilities;
- landscaping;
- storm ponds;
- neighbouring development; or
- other community features.
Development plans and surrounding amenities may be controlled by municipalities, land developers, school authorities, utility providers or other third parties rather than Parkwood.
Planned or proposed features may therefore change, be relocated, be delayed or not proceed.
Visitors should verify information that is material to their purchase decision with Parkwood and, where appropriate, the relevant municipality, developer, school authority or other responsible organization.
8. Construction and Possession Timing
Construction schedules, completion dates and possession timelines displayed or discussed through the Site are estimates unless expressly incorporated into a binding written agreement.
Construction timing may be affected by matters including permits, inspections, weather, labour, materials, utilities, municipal requirements, site conditions, product availability and other construction-related circumstances.
Any contractual possession or completion obligations will be governed by the applicable executed agreement.
9. Specifications, Features and Selections
Home specifications, standard features, design selections, products, materials and finishes may change over time.
Specific products may be substituted where permitted under the applicable purchase agreement due to availability, discontinuation, regulatory requirements, construction requirements or other circumstances.
Visitors should refer to the applicable specifications and purchase documents for the home they are considering.
Website descriptions of standard features apply only in the context in which they are presented and should not be assumed to apply to every Parkwood home.
10. Calculators and Financial Information
Parkwood may provide mortgage, GST, rebate, affordability or other calculators and financial tools for general informational and illustrative purposes.
Results depend on the information entered and the assumptions used by the tool. They may not reflect:
- actual mortgage qualification;
- lending criteria;
- interest rates;
- mortgage insurance;
- closing costs;
- taxes;
- rebates;
- incentives;
- legal costs; or
- an individual purchaser’s circumstances.
Parkwood does not provide legal, tax, accounting, mortgage or financial advice through these tools.
Government programs, tax rules, rebates, lending requirements and eligibility criteria may change.
You should verify financial calculations, tax consequences, rebate eligibility and financing requirements with the appropriate government authority and qualified professional before making a financial or purchase decision.
11. New Home Warranty
New Parkwood homes are subject to applicable new-home warranty requirements under Alberta law.
Information about warranty coverage on the Site is provided as a general overview and does not replace the terms, conditions, exclusions, limitations or procedures contained in the applicable warranty documentation or legislation.
The applicable warranty documents and statutory requirements govern warranty coverage for a particular home.
Nothing in these Terms limits any new-home warranty protection or other statutory right that cannot lawfully be excluded or waived.
12. Promotions, Incentives and Contests
From time to time, Parkwood may advertise promotions, incentives, contests, giveaways or other special offers.
Additional eligibility requirements, dates, conditions, exclusions or official rules may apply.
Where separate terms, rules or conditions are provided for a promotion or contest, those specific terms will govern that promotion.
Promotional offers may be limited by community, model, inventory, purchase date, possession date or other clearly disclosed conditions.
Offers may not be combined unless expressly permitted.
13. Intellectual Property
Unless otherwise indicated, the Site and its contents are owned by or licensed to Parkwood and are protected by applicable Canadian intellectual property laws.
This includes, without limitation:
- Parkwood names and logos;
- trademarks and branding;
- website design;
- text;
- photography;
- videos;
- architectural drawings;
- floor plans;
- renderings;
- elevations;
- graphics;
- brochures;
- maps; and
- other original materials.
You may view the Site and download or print materials that Parkwood expressly makes available for download for your personal, non-commercial use.
You may not, without prior written authorization from Parkwood, reproduce, republish, distribute, sell, commercially exploit, modify or create derivative works from Site content except where permitted by law.
In particular, the availability of an architectural plan, floor plan, rendering or design on the Site does not grant permission to reproduce or use it for the construction of a home.
“Parkwood Homes”, associated logos and other Parkwood branding may be trademarks or trade names of Parkwood Master Builder Inc. or its affiliates and may not be used in a manner that suggests authorization, sponsorship or affiliation without permission.
14. Acceptable Use
You agree to use the Site lawfully and in a manner that does not interfere with its operation or the rights of others.
You must not attempt to:
- gain unauthorized access to the Site, its systems or connected systems;
- circumvent website security;
- introduce malicious code, malware or harmful material;
- interfere with or disrupt website operation;
- impersonate another individual or organization;
- submit false or fraudulent information;
- use the Site for unlawful activity; or
- systematically extract, reproduce or commercially exploit Site data or content through unauthorized automated means.
Ordinary use by search engines, accessibility technologies and services authorized by Parkwood is not prohibited by this section.
15. Forms and Information Submitted to Parkwood
You are responsible for ensuring that information you submit through the Site is accurate to the best of your knowledge.
Information submitted through sales, contact, warranty, career or other forms will be handled in accordance with the purpose of the form and our Privacy Policy.
Submitting information through the Site does not create a confidential, fiduciary or contractual relationship beyond one that may separately arise under applicable law or a written agreement.
Please do not submit information through a general website form that is not reasonably necessary for the purpose of your request.
16. Privacy
Parkwood’s collection, use and disclosure of personal information is described in our Privacy Policy.
The Privacy Policy should be read together with these Terms but addresses different subject matter.
Where consent is required for a particular collection, use, disclosure, cookie or marketing activity, consent will be addressed in accordance with the Privacy Policy and applicable law rather than being inferred solely because you visited this Site.
17. Electronic Communications
When you communicate with Parkwood electronically, communications may be transmitted through systems or providers outside Parkwood’s direct control.
Electronic communications cannot be guaranteed to be completely secure or error-free.
An email, text message, contact-form submission or other electronic communication does not amend a signed agreement with Parkwood unless the amendment is made in accordance with the requirements of that agreement and applicable law.
Parkwood may use electronic signatures and electronic documents where permitted by law and agreed to by the applicable parties.
18. Third-Party Websites and Services
The Site may contain links to or incorporate services provided by third parties, including maps, social networks, virtual tours, financing resources, community developers, government services and other external websites.
Links are provided for convenience and do not necessarily constitute Parkwood’s endorsement of all information, products or services available through the third party.
Third-party websites and services operate under their own terms and privacy practices.
Parkwood does not control and is not responsible for the availability, content, security or practices of websites and services that it does not operate.
19. Website Accuracy and Availability
Parkwood makes reasonable efforts to keep the Site useful, current and accurate.
However, website information may occasionally contain errors, omissions, outdated information or technical issues.
Parkwood may correct or update Site content as appropriate.
The Site may also be temporarily unavailable due to maintenance, technical failures, updates or circumstances beyond our control.

These Terms do not reduce Parkwood’s obligations under an executed purchase agreement, statutory home warranty, applicable consumer protection legislation or any other binding legal obligation.
22. Governing Law
These Terms and your use of the Site are governed by the laws of the Province of Alberta and the applicable federal laws of Canada, without regard to conflict-of-law principles.
Subject to any rights or jurisdiction that cannot lawfully be excluded, disputes concerning these Terms or use of the Site may be brought before the courts of Alberta.
Parkwood does not require a consumer to waive any right to pursue a remedy through the courts where such a waiver would be prohibited by applicable law.
23. Changes to These Terms
Parkwood may update these Terms from time to time to reflect changes to the Site, our business practices or applicable law.
The current version will be posted on the Site and identified by the “Last Updated” date.
Changes apply to use of the Site after the updated Terms are published and do not retroactively amend an existing signed agreement with Parkwood.
24. Severability
If any provision of these Terms is determined to be invalid, unlawful or unenforceable, that provision will be interpreted or limited to the extent necessary to comply with applicable law.
The remaining provisions will continue in effect to the extent permitted by law.
25. No Waiver
Parkwood’s failure to enforce a provision of these Terms on one occasion does not constitute a waiver of that provision or Parkwood’s right to enforce it on another occasion.
Nothing in this section limits any consumer right or remedy under applicable law.
26. Entire Agreement Regarding Website Use
These Terms, together with the Privacy Policy and any other terms expressly applicable to a particular Site feature, constitute the terms governing general use of the Site.
They do not replace or modify any purchase agreement, construction agreement, warranty documentation, employment agreement or other separately executed agreement between you and Parkwood.
Where a separate agreement governs a particular transaction or relationship, that agreement will govern that subject matter.
